Welcome to Big State RV Park. We are delighted you have chosen our community as your home or destination. Our team is committed to providing a clean, safe, friendly, and professionally managed community where every Resident and Guest feels welcome.
This Resident Handbook – Policies & Community Guidelines provides the standards that help protect our Residents, preserve the appearance of the Park, and ensure an enjoyable experience for everyone.

Facility Hours
- Office Hours: Open 7 days a week, 8:00 a.m. – 8:00 p.m. Management will be available but may not be in the office during these times. Please call if you need immediate assistance.

Reservations, Payments & Fair Housing
Fair Housing Policy
It is the policy of Management to offer equal housing opportunities to all qualified applicants. We encourage and support an affirmative advertising and marketing program in which there are no barriers based on race, color, national origin, religion, sex, familial status, handicapped status, marital status, or age, to obtain housing. This policy is the law and is consistent with our philosophy, objectives, and practices. If you believe you are being discriminated against, you may contact the US Department of Housing and Urban Development.
Payments
- Reservations can be made via Campspot or by contacting the office.
- All rents are payable in advance.
- Payments can be made via Campspot or at the office by check, money order, or credit card. No cash, Cash App, or Zelle will be taken as payment.
- If you cancel prior to arriving, you will be charged a $25 cancellation fee.
- Once you have arrived, there will be NO REFUNDS.
- Please pay rent within 10 days of your due date to avoid a $25 late fee. It is your responsibility to contact the office with any issues regarding rent.
- An NSF charge of $50.00 will be assessed to any Resident whose personal check is not honored for any reason. If more than two (2) checks are not honored within a twelve (12) month period, all future rent payments must be made by credit card, cashier’s check, or money order only.
- There is a payment drop-off slot for your convenience located on the wall to the right of the office desk. Receipts will be emailed to you.
Site & Community Rules
General Rules
- All RVs must be fully self-contained, well-kept, and in good condition. RVs 15 years or older must be approved by Park Management.
- A 10 MPH speed limit is strictly enforced.
- All Residents must reside within their RV.
- Please help keep laundry, restrooms, and all facilities clean. Please report any unclean areas you find to the office so they can be rectified. Restrooms and showers are for Residents only and are to be used only for the purposes for which they are intended. Bathing of any animal in the restrooms or showers is strictly prohibited. Please clean up after yourself. The use of all facilities is on a first-come, first-serve basis.
- No open campfires are allowed. Manufactured outdoor cooking / charcoal grills / enclosed fire pits are permitted but must be used at least 3 feet away from any RV.
- No clotheslines, freezers/refrigerators, permanent fencing, barriers, or pallets allowed.
- No mats, rugs, etc., allowed on the grass.
- All water hoses/sewer lines must be free from leaks, and sewer hoses must have a “donut” or threaded attachment into the sewer.
- Solicitation or signs for the sale of products/services will not be allowed.
Gator Warning: We are located on the bayou. Gators may be present in the area. Please be cautious.
Mail & Package Delivery
- The US Post Office handles all mail delivery. Please address your mail as follows:

- When you leave the Resort, please fill out a forwarding address form on usps.com. The Resort office is not responsible for forwarding any mail.
- Big State RV Park is not responsible for lost or stolen mail or packages.
Laundry Room
- Facilities are strictly for Big State RV Residents.
- Management is not responsible for lost, damaged, and/or unattended items.
- Do not wash or dry shoes, heavy rubber-backed rugs, pet items, or plastic items under any circumstances.
- Fill machines only to their designated capacity.
- Do not sit or lean on any machines or tables.
- Tinting or coloring fabrics is strictly prohibited.
- Clear the lint trap before and after every dry cycle and clean out the inside of the machine after use.
- Remove your clothes immediately when the cycle ends.
- Keep the entire laundry area clean and trash-free, and remember to turn off the lights if you leave when no one else is in the area.
Children & Visitors
- Visitors must comply with all Park Rules and Regulations.
- You are responsible for the safety and conduct of your children and visiting guests.
- Skateboards and in-line skates are not permitted inside the Park.
Pets
- A fenced dog park is provided for you to exercise your dog. Please read and abide by the dog park rules posted on the fence at the dog park.
- All pets must be on a leash at all times unless inside the dog park.
- Pick up your pet’s waste immediately and dispose of it properly. This includes around your site and anywhere within Park property. This is a health issue for everyone; failure to comply may result in you being asked to vacate the Park.
- Management reserves the right to refuse pets based on breed/behavior. It is the responsibility of the pet owner to keep their animal in complete control and out of harm’s way. Pet owners will be held responsible for their animal’s actions and may be asked to leave the Park if Management deems it necessary.
- Animals are the exclusive responsibility of their owners. Noisy pets will not be tolerated.
- Pets may not be left outside unattended.
- Do not feed birds/wildlife. Do not leave food out for any animals.
Site Upkeep
Residents shall keep their premises in a neat, clean, sightly, and healthy condition, free of trash and debris, all according to these Resort Rules and Regulations, as well as any statutes and ordinances of the municipality in which the premises are located, all at the Residents’ own expense.
Lawn Mowing
- Keep your site free of debris and remove all items — such as floor mats, chairs, fire pits, BBQs, and dog enclosures — on mowing days to keep the grass that needs to be mowed clear.
- Water hoses, sewer lines, and power cords must be kept off the grass to prevent them from being cut by mowers or weed whackers.
- The Park is not responsible for damage to items left in areas that need to be maintained.
Vehicle Rules
- Vehicles must have current license plates or tags, be operable, and not be leaking fluids. Loud exhaust and flat tires must be repaired immediately.
- All persons must have a valid driver’s license to operate any motorized vehicle on Park property, including golf carts.
- No parking on the street or on the grass.
- Park your vehicle in your assigned site only. Any vehicle parked in a vacant site without Management approval will be charged for the space at the daily rate.
- No repairs or washing of vehicles or RVs are allowed unless approved by Management.
- An unauthorized, abandoned, or inoperable vehicle or RV, or a vehicle or RV not having current license plates, may be towed from the premises at the owner’s risk and expense.
Trash
- Dumpsters are for Big State RV Park Residents only!
- All Big State RV Park Residents are responsible for their own trash. Trash must be disposed of properly in the designated trash area. All cardboard boxes must be broken down. Please do not leave bags outside of the dumpsters. No heavy household items, carpet, remnants, or padding are permitted in trash containers. Please do not put wet paint or aerosol cans of any kind in the dumpsters. The Resort is not responsible for disposing of your air conditioners, refrigerators, and TVs. The EPA does not allow these items to be placed in our dumpsters; you must take care of these items yourself in an appropriate manner.
- Please do not pile trash past the dumpster rim and/or overfill the dumpsters, as the trash company will not empty them if they are overfilled and will charge an overage fee. Please call the office if you see any of the aforementioned violations so we can do our best to handle any issues. Any violators of these rules will receive a fine up to $200 (which will be collectible as additional rent). Your cooperation is appreciated!
Electric
- You may plug into the 30-amp outlet or the 50-amp outlet on your site’s electrical pedestal, but you are prohibited from drawing power from both simultaneously, even if your vehicle or trailer uses multiple power cords. The general electric plug on your site’s electrical pedestal is not guaranteed to be in service and will not be replaced.
- If your site’s electrical pedestal features a lockout tag, padlock, or safety warning device, you are strictly prohibited from cutting, removing, or bypassing the lock. These locks are placed exclusively by Management for safety and/or maintenance. If you choose to cut or tamper with a safety lock, Big State RV Park assumes absolutely no responsibility or liability for any resulting property damage and/or personal injury. Cutting a lock will be treated as vandalism and criminal mischief. The tenant will be billed for all replacement hardware and electrical inspections.
Responsibility of Utility Repairs
Management shall be responsible for the proper maintenance and repair of all sewer lines and water service lines to the site source, except when a Resident’s misuse, waste, or neglect causes the damage. The Resident is responsible for all sewer and water line repairs from the hookup connection to within your RV, as well as any electric running to and within your home.
Alcohol, Smoking, Drugs & Firearms
- Dispose of smoking materials in proper receptacles. Please do not throw them on the ground or in your site area.
- Smoking/vaping is prohibited in any Park building.
- Absolutely no discharge or use of firearms or fireworks is allowed within the Park.
- All weapons shall be kept in compliance with all applicable state and federal laws.
- Big State RV Park, or any of its representatives, staff, or owners, will not be responsible for people of any age driving while under the influence.
- No criminal or drug-related activity in or near the Park will be tolerated, ever.
Behavior & Nuisances
- Excessive noise/nuisances created by guests/visitors will not be tolerated.
- Residents shall not engage in any abusive or harassing behavior, either verbal or physical, or any form of intimidation or aggression directed at other residents, guests, occupants, invitees, or at Management, its agents, its employees, or vendors. Loud, obnoxious, disorderly, boisterous, or unlawful conduct — or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the property — will not be tolerated. Violence or the threat of violence will not be tolerated.
- We encourage Residents to make every attempt to resolve any neighbor disputes among themselves prior to contacting Management. If these attempts are not successful, Residents may submit a complaint to Management. All complaints must be submitted to the Resort Office in writing, must be legibly signed and dated, and must be written by the lessee(s). Upon receipt of a written complaint, Management will contact both Residents in an effort to resolve the matter. Management will do their best to resolve it, but in the case of no resolution, one or both Residents may be asked to leave the Resort.
- Electric Vehicles (EVs) and Hybrid Electric Vehicles (HEVs) powered by high-voltage lithium-ion batteries are strictly prohibited from being plugged into community/site electrical outlets for the purpose of charging a high-voltage battery system.
Storage Area
You must reserve a space with the Office and sign a storage agreement in order to use the storage area. Only licensed and operable RVs, trailers, and automobiles are allowed to be stored in the storage area, and all items must fit within the assigned designated space. Do not park your RV, motor home, or travel trailer in the storage area until you have checked in with the office. Storage charges begin upon arrival at the Resort. A fee of $75.00 per month will be charged per reserved space. A $25 late fee will be assessed 10 days after the due date if you owe more than $75 on your rent account. Individuals who fail to comply with storage rules will be towed at the owner’s expense.
Internet & Wi-Fi
- Complimentary Wi-Fi is provided as a convenience.
- Wi-Fi passwords are available from the Park Office.
- Internet service is provided on a best-effort basis without guaranteed speeds or availability.
- Commercial servers, cryptocurrency mining, excessive bandwidth use, illegal downloading, and unlawful activity are prohibited.
Permanent Structures
- To comply with City of La Marque requirements, and because Big State RV Park is located within a designated flood hazard area, permanent structures are not permitted on RV sites. Permanent structures include, but are not limited to: decks, porches, sheds, gazebos, fences, permanent skirting, room additions, permanent stairs, or any other permanent improvement.
- Temporary outdoor furniture and portable grills are permitted.
- Secure or remove temporary items before severe weather when requested by Management.
Health, Safety & Emergencies
Severe Weather Warnings
It is the responsibility of each Resident to monitor radio and/or television for severe weather warnings. When there is severe weather, we recommend that Residents shelter at our Office Building. Please keep in mind that you must keep your pets restrained while sheltering. There is also a La Marque designated emergency shelter at the La Marque Community Room, 1109-B Bayou Road.
Fire
It is the Resident’s responsibility to have working smoke detectors, fire extinguishers, and carbon monoxide detectors (if appropriate) in their RV.
Bayou Safety
- Swimming in the bayou is prohibited.
- Fishing is at your own risk.
- Do not feed or approach alligators or other wildlife.
- Supervise children and pets near the bayou.
- Report unsafe conditions or aggressive wildlife to the Park Office.
Legal & Liability
Loss & Liability
- It is recommended that each Resident procure a comprehensive insurance policy insuring the RV against loss or damage. It is also required that Residents include liability coverage for personal injuries which may occur on the home site or within the RV. Management, its employees, or assigns are not responsible for any injuries, damage, or other acts incurred on a Resident’s site. Management expressly denies any responsibility for accidents or injuries to Residents, their family members, other occupants, guests, or pets which may occur within this Park. Damage or loss of property resulting from fire, theft, wind, floods, or any other act of God or third parties is also denied.
- Lessor may retain, destroy, or dispose of any property abandoned on the site.
Property Damage & General Provisions
Damage to Park property — including but not limited to restrooms, utilities, landscaping, vehicles, streetlights, or signage — is strictly prohibited. Guests will be held responsible for the repair of any damages. We reserve the right to refuse service to anyone. Big State RV Park assumes no responsibility for fire, theft, vandalism, natural happenings, injury, accidents, or losses from any cause. Big State RV Park is not responsible for any damage to vehicles caused by other guests/visitors, nor for any personal property. Willful violation of these rules will result in termination of tenancy and barring from the property. These Rules and Regulations supersede any previously written or discussed. Rules, Regulations, and rates may be changed at any time without prior notice. Please report any problems to Park Management immediately, and notify Park Management of any incident or accident as soon as possible. For emergencies, dial 911.
Theft of Services
Failure to pay for services rendered may result in criminal prosecution under applicable Texas law.
Management Rights
- Management reserves the right to interpret and enforce this Resident Handbook.
- Management may amend these Policies & Community Guidelines with notice as required by applicable law.
- Management may enter a site as permitted by applicable law for emergencies, inspections, maintenance, or repairs.
Electronic Communications & Acknowledgment
- Big State RV Park communicates through email, Campspot, text messaging, and other electronic methods.
- Keep your contact information current with the Park Office.
- By completing your reservation or check-in through Campspot, you acknowledge receipt of and agreement to comply with this Resident Handbook.
- Electronic acknowledgments and signatures are valid as permitted by applicable law.
Violation of any Park terms and conditions may result in you being asked to vacate the Park. If any provision of this agreement shall be declared invalid or unenforceable, the remainder of the agreement shall continue in full force and effect.
